Pier & Beam Foundations:

Pier & Beam foundations are designed with a crawl space; some are more accessible than others. One of the two most common types of Pier & Beam foundations are supported by numerous wood, concrete or masonry supports rising up from the ground, in turn supporting the beams, joists and framing of the structure. The second type of design utilizes concrete cast in place grade beams supporting the joists and framing of the structure. Repairs for pier & beam foundations could be as simple as re-adjusting the foundation with the use of shims. In other cases where wood rot, support failure or poor soil and water conditions occur new Concrete Pour in Place Supports, Concrete Pad & Block Supports, Beam replacement, Joist replacement, Sill Plate replacement or even Sub-Floor replacement may need to be implemented to properly transfer the load.
